At a recent Business Networking South Leicestershire (BNSL) meeting, we enjoyed an engaging and interactive 10-minute presentation from Carolyn Murphy of Carter Oliver Estate Agents.

arolyn brought along a fun and fast-paced PowerPoint presentation that had everyone involved from the start. Members were asked to guess both the listing price and the final sale price of a number of local properties — and as it turned out, it wasn’t quite as easy as it first looked!


A Quiz with a Purpose

While the quiz was great fun (and sparked plenty of debate), it wasn’t just for entertainment. Carolyn cleverly used the exercise to demonstrate how professional property valuations work — and why pricing a home correctly from the outset is so important.

The differences between initial guesses, asking prices and actual sale prices helped illustrate how much expertise, data and local insight go into valuing a property accurately.


What Really Affects Property Valuations?

Carolyn went on to explain that valuations are never based on a single factor. Instead, they are influenced by a combination of elements, including:

  • Location — town, village, street and even position within a road
  • Property type — detached, semi-detached, terraced, bungalow or apartment
  • Size and layout — number of bedrooms, bathrooms and overall square footage
  • Condition and presentation — modernisation, décor and general upkeep
  • Recent local sales — what similar properties have actually sold for nearby
  • Market conditions — demand, supply and buyer confidence at the time
  • Outdoor space and parking — gardens, driveways, garages and access
  • Schools, transport and amenities — particularly important for family buyers

Carolyn emphasised that this is where a knowledgeable, local estate agent adds real value — understanding not just national trends, but what buyers are looking for right now in specific local areas.
